Property Management
At Joatmon Properties Ltd., our focus is to help ensure that the best tenant possible is placed in every home. This helps to maximize your profit and keep expenses low.
We have a simplified pricing structure so you always know what the cost will be each month. Our Pricing is as follows:
Monthly Management Fee:
Single Family Home $160 plus GST
Duplexes $135 per unit plus GST
*Billed only when the home or unit is occupied.
**Investors with 5 or more properties, or properties with more than 3 units qualify for further discounts. Please contact us for more information.
The services included are:
- Owner anonymity
- 24/7 Emergency availability
- Ad creation for vacant properties (no markup on any costs from 3rd party websites)
- Tenant Management (Rent collection, Warnings, Disputes, Concerns)
- Evictions (for tenants placed by us)
- Utility account changes, and payment if included in rent
- Monitoring of utility accounts (verify tenant payments are being made)
- Meter readings
- Owners have 24/7 access to an Online Owner Portal
- Monthly reporting
- Direct deposit of funds into owners account
Services or costs not included in the management fee are:
- Routine maintenance or repair costs (material or labor)
- Showings, tenant screening, and tenant selection. There is a flat fee of $375 plus GST that goes towards thoroughly screening tenants with credit checks, background checks, reference checks, court registry, RTB filings, showings etc.
- Maintenance Coordination. Any services or repairs that need to be hired out will include a 8% fee for handling and processing the work order and invoice (Maximum $25).
- Lease Renewals $50 for the processing of paperwork.
- Inspections have a flat fee of $75.
- Court, RTB, or Sherriff's office filing fees, should they occur. - We only invoice for the exact filing fees. There are no extra charges for our time if we placed the tenant into the property.
Maintenance and Repairs
Should any maintenance or repairs be required, our capable maintenance staff will ensure that they are done quickly, and with quality. Owners will be consulted prior to the start of any repairs that are estimated to cost more than a dollar amount that is specified by the owner.

Home Watch Services
When you are away, most insurance policies require routine inspections of your home in order to remain active. There is a risk that a claim may be denied if your home has not been inspected within the timeframe stated in your policy.
Having routine inspections with photos is invaluable if you have to defend yourself should the insurance company decide to challenge the vacancy clause in your policy.
If you need to have someone visit the home while you are away to adhere to insurance policy requirements, or just to provide peace of mind that everything is okay, Joatmon Properties can assist.
Pricing starts as low as $30 per visit which includes:
- Ensuring the property is secure
- Verifying there is no water leaks
- Collecting mail from the mailbox on the house
- Verification that the heating system is working, including a picture of the thermostat which is then emailed to you with a summary of the inspection.
Or
$36 per visit which includes the above, as well as:
- Perimeter inspection for break-ins (House and Garage)
- Collection of mail from community mailbox
- Walk through of each room (all floors including basement)
Customized tasks may be included upon request (may be subject to additional fee depending on time needed for task)
